ADAS Land acquired former industrial premises on Silverdale Road, Hayes, in 2019. The site is a five-minute walk from a train station, which mean that potential residents and workers could reach central London in less than 20 minutes. Our proposal involves redeveloping the site into a landmark mixed-use development. The site could offer 22 residential units, including 35% affordable housing units, and commercial spaces on the ground and basement floors.
The proposal will enhance the surrounding area by replacing an outdated commercial building with a high-quality, mixed-use residential scheme that will be more suitable to the context of the proposed regeneration schemes in the area. The proposed development’s location has the potential to connect the urban fabric of the planned regeneration schemes, thereby enhancing the area’s safety and atmosphere.
The proposed design is inspired by the unique character of the historic Grade II listed building opposite. Its subtle features are reflected in the design. However, it is not intended to mimic the listed building but to create an attractive and modern but contextually sympathetic design. The future opening of the nearby Crossrail station will encourage more residents in the area, so the development will be well placed to help meet demand from new and existing residents.
Throughout the design process, ADAS Land consulted local stakeholders and formed partnerships with neighbouring landowners to bring forward a master plan for the location’s regeneration. Although many sites surrounding Silverdale Road are allocated for redevelopment, many more need to come forward to make Silverdale Road a desirable destination in West London. ADAS Land is at the forefront of the redevelopment. Our first scheme at Silverdale Road will signal a clear direction to secure the area’s long-term sustainability.
