ADAS Land is promoting a 7.9-ha site in Somerton, southern Somerset, that aims to deliver up to 30 bespoke new homes and associated community infrastructure. Our plans include improving the connectivity to the nearby village and significantly upgrading public rights of way that will link the development to local services.

Less than 10 km south of Glastonbury, the desirable, rural, yet sustainable, location to the south of Compton Dundon provides an opportunity to bring forward exemplary development in southern Somerset. The village is a rural settlement with several facilities, including a pub, a village hall, a part-time post office and a children’s play area. Yeovil is 40 km to the south. The site’s eastern boundary onto the B3151 consists of mature hedgerow and occasional trees. The access will minimally affect the hedgerow.

The existing village is characterised by linear development on the main streets and a few cul-de-sacs. The development site is relatively flat but rises slightly towards the south-western corner. Dundon Hill and Hillwall Wood lie to the south-west of the site.

Most of the houses in the master plan have been designed on a north–south orientation to maximise the potential for solar gain, thus ensuring that the development can integrate low-carbon technology and have appropriately sized gardens. The developer agreed to ensure that residents can access good quality internet speeds, thereby facilitating homeworkers. The measure will also increase internet speeds for the residents in Compton Dundon.

The construction process will also be as sustainable as possible, and contractors and developers will be assessed on their sustainability credentials. Materials will be responsibly sourced, including recycled materials where appropriate, and waste, transport and energy impacts will be minimised.
