As with residential development land, there is also significant demand for employment land on which commercial property, including office spaces, warehouses, industrial and retail units, can be developed.

In many cases, the returns offered to landowners through commercial developments are competitive when compared with residential developments. The site requirements for commercial property are different. In many cases, the requirements are less stringent than those for residential developments, which can make them worthwhile opportunities to explore even if residential development has been previously pursued unsuccessfully.

All local authorities should have an up-to-date local plan specifying policies to guide the development of commercial property, either through site-specific allocations or broader principles with which new developments must align. Consequently, although it may be possible to progress commercial development that is concordant with adopted local policy where possible, it is favourable to engage in any active plan-making process. Working with partner companies highly experienced in promoting and developing out commercial property, ADAS Land identifies suitable sites, secures funding and promotes the sites through the most appropriate routes to secure planning permission that maximises land value.

Promoting renewable energy

ADAS Land works with a range of investors to secure funding for wind, solar and anaerobic digestion projects. The suitability of funding is assessed on a site-by-site basis. However, our flexible approach enables renewable-energy projects on a range of scales to be progressed on a fully funded basis. To date, ADAS Land has been instrumental in securing funding for and developing more than 600 MW of installed capacity ranging from large solar farms to individual wind turbines.

As well as securing funding, we work with other RSK companies to take projects from inception to construction. We can provide a range of services to ensure that projects are a success, including feasibility studies, yield analysis, grid connection applications, legal negotiations, planning applications, Ofgem accreditation and project management of installations. Our clients include individual landowners, specialist developers and large-scale funders.
